When it comes to home improvement, bathrooms receive a lot of attention. It’s not without reason. For one, they can increase a property’s value when done right. Figures show that a remodel can raise the value by almost $18,000. Even if you don’t have any intentions to sell, a good bathroom is essential for any home. It’s used every day by every member of the household. Occasionally more when you have guests over. It’s also one of the few rooms that use both water and electricity. So, if you want to keep your utility bills down, the bathroom should be your priority.

But before you spend thousands of dollars on an upgrade, there are a few things you should keep in mind. Here are the dos and don’ts of modernizing a bathroom:

Do Think Long-Term

Whether you’re planning to stay in the property for years to come or you’re looking to upgrade and sell, it’s crucial to think of the long run. Following trends that may be outdated after a couple of years can do more harm than good. Instead of adding value to the property, it may hurt your chances of selling well.

A good way to start is by looking at the initial costs and operational costs. For example, if you’re thinking of installing a new water heater, you’ll have to choose between traditional and tankless, gas and electric. Traditional gas-powered heaters typically cost less upfront but your bills may increase in the long-term. On the other hand, tankless electric water heaters are more expensive, and they may require changes to the wiring in your house. Ultimately, it all boils down to your usage and your budget. If you think that running out of hot water in the morning is a big issue, tankless water heaters are worth it. But if usage isn’t a big deal, traditional is the way to go.

Don’t Limit the Colors to White

Bathrooms aren’t usually the most colorful room in the house. It’s typically white all over. While it may look clean and spacious, it can also look cold and uninviting. Why not add some pop of color? The great thing about it is that you can go about it in different ways. For something big, you can start with the tiles. Go with something dark and then choose a lighter shade for the walls. It would create a stunning gradient effect for a modern and vibrant finish.

One trend that won’t go out of style for a while is putting plants in the bathroom. Small plants are great additions on counters so it wouldn’t look so bare. If you have a small bathroom, hanging plants are great decor without using up valuable floor space.

Do Use Different Lights

Traditional bathrooms usually rely on overhead lights for the entire room. But varied light sources are great for control and to give off a modern look. One of the easiest and attractive lighting choices is a backlit mirror. There are products on the market that you only have to hang on the wall. But you can also make your own by attaching LED light strips behind the corners of the mirror. It looks great and it will be easier for you to shave or apply makeup.

Don’t Overcrowd the Room

The modern style is defined by sleek lines and functional spaces. You don’t want to create distractions by overflowing the walls and counters with different accessories. To maintain a clean and spacious room, use various storage spaces. Choose counters with drawers, shelves, or medicine cabinets. You can store all your makeup, skincare, and shaving products. It’s efficient and you have everything you need within reach.

Upgrading a bathroom is a worthwhile investment when done right. Don’t get blinded by fancy trends and focus on the functionality.
